Creating diverse spaces

Our client wished to extend their home to accommodate a growing family, improving how they used their house as a result. 

We carried out a small feasibility study to assess options for how best to extend and alter the house.  A design solution quickly emerged of which we then obtained Planning and Building Warrant consent, followed by a contractor's tender process.

The final design consisted of three parts: 

• A gable extension to provide a new double bedroom and utility room with an informal study above. 
• A single storey extension to the rear of the house to provide a second, more casual living area off the diningroom.
• An internal reconfiguration of the ground floor.

The main achievements of the design:

• Provision of new flexible spaces with options for how the family use the house. 
• The north side of the house has more natural daylight improving the  feel of the dining room and kitchen.  
• A useful additional toilet was achieved by relocating a larger Utility room into the gable extension.

A successful tender process with prices close to our predicted budget.  Construction proceeded with completion within eight months, and close to budget after variations.
