Used as one of two community churches in North Roe until 2019, our client bought it to convert into a modest, modern home, with an emphasis on sensitive design and reuse.

We were provided condition & measured surveys, architctural design, obtained Planning, Building Warrant & utility connections and provided contract administration for two separate building phases.

The original stone walls were in good condition with signs of outward spread, roof slate was reasonable but in order to future-proof the building with a modern breather membrane, the slates were renewed.

A collaborative design project with an architect client working abroad.  A two storey layout was considered by moving the existing roof ties upward to create an upper storey and mezzanine, but single floor option followed 2020 Pandemic pressures.

Phase 1 included adding timber to prevent further wall movement Happily, all of the existing structure was reused.

Phase 2 included a full strip-out of the interior with new insulations, windows, floor and partitions.  An air source heat pump provides hot water and underfloor heating.

Particular design features: oversized entrance door, a picture window to capture the vast southerly views.  All ceilings remain at the original lofty church height giving an unexpected grandeur to all rooms.    Rounded corners soften the interior and bring a warmth to the internal experience.

A post-completion Carbon Lifecycle assessment of the completed building, suggested very healthy ratings in relation to LETI and RIBA 2030 Carbon reduction targets.
